Looking For a House

The troubles of owning a house starts way before you find the right house.First,it is the time I have to put in to look at houses.I could have time only on weekends.Immediately,my life is affected tremendously as I now have to spend time in looking at house on weekends, and have less or no time for things I would normally enjoy.

For some historical reason, most house are sold through real estate agents. They go actively looking for sellers and become, legally, agents for the sellers, even though if there is no buyer, there won’t be any sale. For their diligence, they will get 6% of the selling price as their commission. To earn their 6%,they only have to show houses to the potential buyers.I don’t think there is any house within easy reach of New York City that is now less than $2M.So 6% is a 5-figure number at the very least. That’s easy money for very little efforts. My first order is to find an agent who will show me the right houses for me to choose from.It seems, though, few agents would bother with me for more than one tour of houses.I have seen three agents.None has called me to suggest new showings after we expressed some cursory interest in a house they happened to take us to in the first round. So I’m still looking, looking and looking.

Passage 3:(20%)

Joint Communique on the Establishment of Diplomatic Relations Between the People’s Republic of China and the United States of America

(January 1,1979)

The People’s Republic of China and the United States of America have agreed to recognize each other and to establish diplomatic Relations as of January 1,1979.

The United States of America recognizes the Government of the People’s Republic of China as the sole legal Government of China.Within this context, the People of the United States will maintain cultural, commercial, and other unofficial relations with the people of Taiwan.

The People’s Republic of China and the United States of America reaffirm the principles agreed on by the two sides in the Shanghai Communique and emphasize once again that:

—Both wish to reduce the danger of international military conflicts.

—Neither should seek hegemony in the Asia-Pacific region or in any other region of the world and each is opposed to efforts by any other country or group of countries to establish such hegemony.

—Neither is prepared to negotiate on behalf of any third party or to enter into agreements or understanding with the other directed at other states.

—The Government of the United States of America acknowledges the Chinese position that there is but one China and Taiwan is part of China.

—Both believe that normalization of Sino-American relations is not only in the interest of the Chinese and American peoples but also contributes to the cause of peace in Asia and the world.

The people’s Republic of China and the United States of Ameica will exchange Ambassadors and establish Embassies on March 1,1979.
