precontract phases

The pre-contract phase is principally concerned with all the prepara­tory work necessary to: 

identify and prepare proposals to meet the client's demands

enable the signing of the contract by the client

prepare all the materials for building approval

identify which contract and tender system is to be used

appoint the contractor(s) based off the procurement process.

The construction process is further sU1b-divided as fol­lows: 

1. briefing phase - identify the client's needs and interpret them

2. proposal phase - offer the client solutions for the proposed project

3. detail design phase - produce all the documentation necessary

4. construction phase - the planning and construction of the project

5. hand over phase - completion and hand over to the client.
