There are two distinct stages: 1. preliminary brief or outline proposal and 2. scheme design or design brief.
preliminary brief stage
The proposal will therefore consist of:
• a description of the main proposals and ideas behind the pro丿一 ect, especially the use of the building and its possible impact on the surrounding area
• the total area required for the proposed construction and peripheral appendages, e.g. car parking, delivery facility, etc
• a general approach to layout, design and construction, including a general choice of materials, e.g. brick rather than concrete element structure
• a plan for the organisation of the project and a time schedule for the remaining pre-contract work
• location drawings, plans, elevations and perspectives, all to suitable scales
• estimates of costs for:
(1)land purchase and development
(2)construction
(3)installations
(4)furnishings & fittings
(5)administration, etc
(6)establishing and running the site.
2. scheme design,stage
Once complete, the scheme design should provide:
• an architectural explanation for the building including its function{s), relationship to other buildings and surrounding area
• details to scale, of the total building plot area showing the proposed structure as a ratio of and in relation to, natural features, access, delivery, parking space, recreational faci I ities, etc
• a description of the construction methods and materials to be employed together with an outline of the building services and proposals for interior decoratjon and furnishings
• the procurement system, the process of appointing a contractor
• the tender system, pub I ic - private - selective - pre-qua I ifica- tion
• proposals for the organisation and management of the project
• a schedule for the remainder of the project to completion
• a full range of working drawings all to suitable scale
• estimates of costs for the various specialist areas, e.g. engineering, public utilities, landscaping, administrative, etc
• a breakdown of the costs into the stages of the construction process, e.g. purchase and development of the building plot, excavating and laying foundations, erection of the shell (carcase), installing building services, legal fees, etc.
